Kindergarten Reading Help

I need ideas for childrens books but they have to be very very simple books, which is where I am running into problems. Because these readers are going to be in third grade, so I don’t want to bore them to tears, but I also want a book they can read independantly.
So, I’m looking for ideas that can be developed into:
-around 200 words
-simple words, kindergarten/1st grade level
-interesting to older kids
-possibly somewhat of a pattern book (a lot of phrases repeated with new words thrown in each time.)
